It’s Time to File your Tax Protest!

You may have recently received a Notice of Appraised Value from the tax assessor’s office recently. This notice will contain 3 important values:

  • Market Value – This is the value based on what your property would sell for as of January 1st
  • Assessed Value – This is the reduced value of your property based on limitations provided by having a homestead exemption
  • Taxable Value – This is the assessed value minus any exemption amounts. It is the value used to calculate your property taxes for each taxing unit

If you have not received a Notice of Appraised Value, you can view your property’s values using the Travis County Appraisal District’s Property Search feature.

The market value for your property is rarely the same as the appraised tax value, and inequality between similar properties can serve as the basis for a tax reduction. We thought this email would be helpful in understanding the difference, and in making an informed decision whether or not to file a protest.

Why is the assessed value different than the market value?

The tax-assessed value is what the county believes your home is worth. The county attempts to set their values at market value. However they do not evaluate comparables, nor do they perform an individual market analysis on every home. The county simply values your home according to the area, not the house. This means that the value may be too high or too low, depending on the size, location, amenitites and condition of your specific property.

With that in mind, it’s important to know your options as a property owner to ensure that you save as much money as possible on your taxes. If you believe the market value of your property is incorrect, you have the right to protest that value.

The process for protesting can be long and complicated. For those reasons, some choose to hire a professional with expert knowledge of applicable tax law and procedures. Luckily, there are several companies that specialize in this type of tax appeal, and starting the appeal process with them can take only minutes. Additionally, these companies will also prepare a Year End Property Tax Summary and deliver it to you.

There is typically no up-front cost to you for working with one of these companies. Most property tax counselors only charge a fee if your appeal is successful, taking a portion of what you saved.

Of course, you can always choose to protest the property value on your own. The Travis County Appraisal District has some frequently asked questions that can help get you started here.

Here are a few companies that may be able to help you in your protesting efforts:

Our agents are always available to help with questions on taxes or any other home related items. We would also be happy to assist your friends and family with any of their purchasing and selling needs. Please don’t hesitate to pass this information along to anyone you think needs Real Estate assistance!

Get Ready for Warmer Weather!

Happy March!

Spring is on the way and with it will come warmer days as that Texas sunshine breaks through. So it’s important to make sure that your home is being cooled efficiently, and there’s no better way to do that than to schedule some routine air conditioning maintenance!

When your air conditioner isn’t properly maintained, dirt can build up on the condenser coils, acting as a barrier which makes it harder for the system to remove heat from your home. This can lead to higher energy bills or even an eventual system breakdown with potentially costly repairs.

Some of our favorite local companies to work with include Christianson Air Conditioning and Plumbing, who offers who offers precision tune ups in the Austin metropolitan area and Precision Heating and Air, who services the greater Austin area from Georgetown to Kyle.

Start your spring cleaning from the outside in and consider an air-conditioning tune-up  before the sweltering summer heat! ☀️

Capture a Moment

Travel to one of Austin’s many Insta-worthy murals to share your love with the world! While the famed “I Love You So Much” mural instantly comes to mind, some of our other on-theme favorties include “You’re My Butter Half“, “Til Death Do Us Part“, “Puppy Love” and “Sweet! You’re Here

Enjoy some live music

Live music can be found all over Austin, and Valentine’s Day is no exception. Dance the night away on Rainey St. , celebrate local artists while you jam or spend a romantic evening taking in a concert at Moody Theater.

Get Competitive

Nothing wrong with a little healthy competition! Show off your gaming skills at an arcade bar, race to the finish in go-karts, practice your backhand with a classic game of ping-pong or get medieval with a friendly round of axe-throwing (and remember: win or lose, it’s about having fun!).

Get Creative

Let your inner artist shine through at these craft studios. Whether it’s making the perfect Galentine’s gift or enjoying a cocktail while you craft you and your date can make memories as well as keepsakes.

Keep It Simple

Nothing wrong with the classics – dinner and a movie doesn’t have to be boring with Austin’s long list of fantastic restaurants and home-grown theaters like Alamo DrafthouseViolet Crown or the Blue Starlite Drive-In.

Several restaurants are featuring Valentine’s Day specials and prix fixe menus – some of our favorites include Sway – a modern Thai restaurant with 3 Austin locations (each with unique Valentine’s Day specials), the Peached Tortilla (or their sister restaurant Bar Peached) offering a unique menu of Southern comfort food with an Asian twist, Juniper for a classic and romantic Italian meal, or Las Palomas for a West Austin family-owned restaurant with Mexican cuisine inspired by multiple regions of Mexico.

We hope you have a happy Valentine’s Day and enjoy your weekend in our beautiful hometown!
